The story

New Street was a Grade II listed property in the town centre of Lancaster that laid empty for some time. It was the kind of building that is too important to demolish and too complex for most contractors to take on. Our brief was to bring it back into use as a high-end boutique apart hotel without losing what made the building worth listing in the first place. That meant working within tight conservation constraints while delivering a contemporary, design-led interior that guests would want to stay in.

We stripped the building back completely, carried out structural repairs, and restored the original features that were worth keeping withexposed timber beams retained and enhanced as a design element rather than hidden behind modern finishes. Every significant intervention was coordinated with conservation officers and the design team throughout. The building was fully reconfigured internally, new M&E installed throughout, and the guest accommodation fitted out to a high specification with historic character and contemporary finish in the same room. Delivered in eight months, on a constrained town centre site, under listed building consent.
