The story

Mornington Terrace is a Grade II listed Georgian terrace in Liverpool city centre. The property, five storeys and tired throughout,needed a complete refurbishment into a high-specification private dwelling. The client wanted a contemporary interior without losing any of the historic character that made the building worth buying in the first place. Two problems ran in parallel. The first was the consents process: every significant intervention needed conservation officer sign-off, and the programme could not afford consents lagging behind construction. The second was the city-centre location with constrained access, tight deliveries, limited logistics from day one.

We engaged the conservation officer in the first week, before any irreversible decisions were taken on site. The heritage works programme was built around the consents process rather than against it, and design queries were resolved on site as the building revealed itself. Our in-house joinery team produced the heritage-matching elements directly, restored and newly fabricated timber windows, joinery matched to original components that in some rooms had not survived intact. Modern M&E was routed around the heritage fabric, not imposed on it. The finished property retains every significant element of its listed character.
