The story

The brief was a high-specification private residence in Bolton, the kind of build where every trade is visible in the finished product. The existing property was demolished. What isreplacing it is a full new build: structural steel frame, timber cassette construction, multiple cladding systems in zinc and stone, full smart home integration, and an interior finished to a demanding standard.

We planned the cladding sequencing around the structural steel rather than after it. Our in-house joinery team was integrated into the programme from the structural stage, not introduced at fit-out when the critical path was already set. Senior accountability ran across both the structural and finishing phases, so the standard holds from groundworks to landscaping.
